How long does it really take to build a villa in Dubai?
The answer clients want is a number. The honest answer is a range with reasons. For a typical private villa, expect roughly 3–5 months for design and authority approvals, then 12–18 months of construction depending on size, complexity and finish level. Anyone quoting far less is either building something very simple or planning to disappoint you politely, month by month.
Where do schedules actually slip? In our experience, two places. First, decision time — every week a tile, sanitaryware or joinery selection waits, the finishing trades wait behind it. We keep a selections calendar with every client for exactly this reason. Second, authority milestones — inspections and NOCs have their own clocks, and a contractor who has walked those processes for years plans around them instead of being surprised by them.
What should you take from this? Ask any contractor for a stage-by-stage programme, not a single end date — and ask which stages depend on your decisions. A builder who tells you where the risks are before you sign is a builder planning to hit the date.
