Choosing a villa contractor: five questions that reveal everything
1. “Who exactly will run my site?” — You want a name, not a department. Ask to meet the site engineer before signing.
2. “Can I speak to a client from three years ago?” — Anyone can show last month's handover. A villa that still delights after three summers is the real reference. Most of our work comes from repeat clients and referrals, and this question is why we're glad it does.
3. “What's excluded from this quote?” — The cheapest quote is usually the least complete one. A serious builder walks you through exclusions unprompted.
4. “How do you handle the things that go wrong?” — Every project has surprises. What separates contractors is whether you hear about them early, with options, or late, with invoices.
5. “Who answers the phone after handover?” — The defect period is where reputations are actually made. Ask how snags are logged and how fast they're closed.
None of these questions require technical knowledge. All of them require an honest answer — which is precisely the point.
