The short answer first, because that's what you came for: in 2026, villa construction in Dubai typically runs from around AED 400–500 per square foot for a standard finish, AED 600–850 for a mid-range build, and AED 900–1,400+ per square foot for luxury specification - with ultra-luxury projects going well beyond that. For a typical 5,000 sq ft mid-range villa, that means a construction budget of roughly AED 3–5 million. These are market ranges, not a quotation - and the honest truth is that where your villa lands inside them is decided by choices you haven't made yet.

What those numbers include - and what they don't

Per-square-foot construction rates cover the build itself: structure, MEP (electrical, plumbing, air conditioning), and finishes. They do not include the land, design and engineering fees, authority approval fees, or usually the landscaping and boundary walls. First-time builders get caught here constantly - the construction rate is the biggest line, but it is not the whole budget. A sensible rule we give every client: whatever your total comes to, hold a contingency of 10–15% on top. Projects that budget contingency often hand some back. Projects that don't, find it the expensive way.

What actually drives the cost up or down

  • Finish level - this is the big one. The same villa shell can vary by double or more depending on what goes on the walls and floors. Locally sourced porcelain and standard joinery versus imported marble and bespoke kitchens is the difference between tiers.
  • Design complexity - a clean, rectilinear G+1 villa is always more economical to build than a multi-level design with cantilevers, curved features and double-height spaces, even at the same floor area.
  • MEP specification - mechanical, electrical and plumbing typically account for 15–20% of the build. In Dubai's climate the air-conditioning design matters enormously, and smart-home integration adds further cost.
  • Basements and pools - both are genuine cost multipliers, involving excavation, waterproofing and structural work that ordinary floors don't need.
  • Decision speed - the quiet one nobody prices. Every week a tile or sanitaryware selection waits, finishing trades wait behind it, and time on site is money.

Why quotes from different contractors vary so much

Ask three contractors to price the same villa and you may get three numbers that are far apart. That's rarely because one is cheating you - it's usually because they're pricing different assumptions. Incomplete drawings and vague specifications force each contractor to guess, and guesses differ. The cheapest quote is very often the least complete one, and the gap reappears later as variations. Our advice, whoever you build with: get the drawings and specifications settled first, then ask every contractor to price the same documents - and ask each one what's excluded. A realistic way to think about your budget

Start from the finish level you actually want to live with, not the headline rate. Multiply your built-up area by the honest middle of the relevant range, add design and authority fees, add external works, then add the contingency. If that total is uncomfortable, the right response is to adjust scope or specification on paper — it costs nothing to change a drawing, and a great deal to change a building.
